What most parging contractors get wrong
The most common approach: scrape off the loose bits, trowel on a single coat of premixed parging compound, smooth it out, leave. That produces a clean-looking result for about 6 to 18 months. Three things typically go wrong with this method.
Skipping full removal
Trowelling new material over partially delaminated old material means the new coat only bonds to the old coat, not to the foundation. When the old layer continues to separate, it takes the new layer with it.
No bonding agent
Concrete and block foundations older than 10 years develop a surface film that resists adhesion. Without mechanical preparation and a bonding agent, even quality parging mix struggles to grip.
Single-coat application
Applying parging in a single thick coat creates internal stress as the material cures. Thick coats shrink unevenly, crack from the inside, and delaminate within one to two Calgary freeze-thaw seasons.
This isn't about cutting corners intentionally. Most parging crews simply treat the job as cosmetic, because the visible result looks identical on day one. The difference shows up at month 14, after the second winter hits.
